Real Estate Investment Strategy

Objective:

To acquire well located multi-family properties of investment grade, with significant importance placed on current yields, equity buildup through debt reduction, cash flow with potential for substantial capital appreciation. In addition, we are currently acquiring bank or institutionally owned ultra luxury homes priced below construction costs.

The Investment Plan:

The investment plan is designed:

• 1. For preservation of capital.
• 2. For a preferred return through cash flow and debt reduction.
• 3. To create capital appreciation by increasing N.O.I. through creative management of an undervalued building.
• 4. Repositioning of the asset.

The Corporation plans to invest in growth markets and will acquire property:

• 1. Only in stable residential areas that have markets with population and job growth.
• 2. Well-constructed, livable floor plans with competitive amenity packages.
• 3. In expanding cities with a good quality of life.
• 4. Below replacement costs.
